01 The steps of a sale
- Gather the property documents: the land title and the ownership certificate issued by the land registry, or the deed of ownership for an unregistered property.
- Set the price from comparable sales and listings, not from the price you hope for (see our valuation page).
- Sign a written mandate with the agency: it states its length, whether it is exclusive and the agency’s remuneration.
- Receive visits, negotiate, then sign a preliminary sale agreement.
- Sign the final deed, which is then registered: the legal registration deadline is thirty days.
02 What the State collects
The registration schedule distinguishes cases. Buying a built property is charged at 4%, and transfers of real estate in general at 6%, apart from exceptions provided by the text (for example certain plots intended for a building project). Registration at the land registry carries a 1% fee for a transfer, plus a fixed publicity fee.
