Notary fees in Morocco: what a purchase costs in 2026

On top of the price, buying in Morocco costs registration duties of 4% for a built property or 5% for bare land, then 1.5% of the price plus 100 DH to record the sale at the land registry. The notary’s fees come on top: ask for a written quote. For a flat at 2,000,000 DH, count 110,100 DH before the notary.

01 What people call “notary fees”

“Notary fees” often means all the costs of a purchase. Most of it does not go to the notary: it is the registration duty, paid to the tax administration, and the land registry fee, paid to the ANCFCC. The notary’s own fees come on top.

02 Registration duty: 4% or 5%

4% for a built property (home, shop, office), including the land it stands on up to five times the built-up area; 5% for bare land, registered or not (General Tax Code 2026, article 133). For a villa on a large plot, have the notary work out the part of the land beyond that limit.

The deed is registered and the duty paid within thirty days of its date (article 128).

03 Land registry: 1.5% plus 100 DH

Recording the sale on the land title costs 1.5% of the price, plus a 100 DH fixed fee per property, with a minimum of 500 DH; the ownership certificate, to ask for before signing, costs 100 DH (ANCFCC schedule). The entry must be requested within three months of the deed, or a penalty applies (dahir of 1913, article 65 bis).

04 Two worked examples

  • Flat at 2,000,000 DH: 80,000 DH of registration duty (4%) and 30,100 DH of land registry fees (1.5% plus 100 DH), i.e. 110,100 DH, plus the notary’s fees.
  • Bare land at 900,000 DH: 45,000 DH of registration duty (5%) and 13,600 DH of land registry fees (1.5% plus 100 DH), i.e. 58,600 DH, plus the notary’s fees.

05 The notary, and paying from abroad

The notary’s fees pay for drafting the deed, the checks and the formalities. Ask for a written quote before signing that separates the duties paid to the State from the notary’s own fees.

If you pay from abroad, the Office des Changes provides that the costs of the purchase are covered by a transfer of foreign currency or from a convertible dirham account: keep the proofs, they also matter when you sell.
